THE PROJECT

The bay sash windows on this Aberdeen Park property had suffered years of water ingress, leaving the sills and mullions soft and the paintwork failing. The owners wanted to keep the original windows, so we carried out localised repairs instead of replacement — cutting back to sound timber, splicing in new seasoned sections, and rebuilding the profiles before redecorating the bay.

WHAT THE CLIENT WANTED

The clients did not want plastic replacements on a period frontage, but the bay had reached the point where filler alone would not hold. They wanted the original windows kept, the decay dealt with properly, and a finish that would stand up to another North London winter.

HOW WE RAN IT

Repair work on sash windows lives or dies on how much rotten timber you are willing to cut away. We took each section back to sound wood, spliced in seasoned timber to match the original profiles, then filled, sanded and rebuilt the mouldings before priming and painting the whole bay as one so the repairs disappear into the finish.
